  Finding the house of your dreams should be as easy as making a to-do list. In fact, that is a very good way to start out.

Make a scrap book of your favorite homes cut out from magazines, it helps a lot. It helps you get clear what you want and it can help you describe to your agent what you like.

If you don't know exactly what you can afford you should go and talk to a lender; it will help sharpen your numbers which will help your agent know what properties you would be interested in.

Find an agent you like. Not sure? Keep looking. Trust your instincts. Then, tell her/him everything, show him/her your scrap book! Look extensively through the computer system, weed out the stuff you hate. Then go drive by some of the ones that look good to check out the neighborhood.

After you have viewed a few prospects make an appointment with your agent, give extensive feedback to your agent about everything you saw that you liked or didn’t like.

How to prepare the exterior of your house for sale.

  Before putting your house on the market, take as much time as necessary (and as little money as possible) to maximize its appeal.

Enhance your home’s exterior and curb appeal by:

Keeping the lawn edged, cut and watered regularly

  • Trimming hedges, weeding lawns and flowerbeds, and pruning trees regularly
  • Checking the foundation, steps, walkways, walls and patios for cracks and crumbling
  • Inspecting doors and windows for peeling paint
  • Cleaning and aligning gutters
  • Inspecting and cleaning the chimney
  • Repairing and replacing loose or damaged roof shingles
  • Repairing and repainting loose siding and caulking
  • In Northern winters, keep walks neatly cleared of snow and ice
  • During spring and summer months considering adding a few showy annuals, perhaps in pots, near your front entrance
  • Re-sealing an asphalt driveway
  • Keeping your garage door closed
  • Storing RVs or old and beaten up teens' jalopies elsewhere while the house is on the market
  • Applying a fresh coat of paint to the front door.

      Enhance your home’s interior by:

    Giving every room in the house a thorough cleaning, as well as removing all clutter. This alone will make your house appear bigger and brighter.

    • Some homeowners with crowded rooms have actually rented storage garages and moved half their furniture out, creating a sleeker, more spacious look.

    How to prepare for a home inspection.

      - Plan to be present at the inspection for 3 hours or longer. - Dress appropriately; coat,hat,boots,umbrella. - Bring a camera,video-camera, writing material,tape recorder. - To prevent distractions do not bring relatives, friends, children, pets. - During the home inspection turn your cell phone off.
